Selling your house? Or perhaps your new kitchen leave a lot to be desired? Maybe you’re thinking of remodeling the kitchen to maximize resale value, but have no idea where to start. Read on for six simple, but effective, kitchen updates that won’t cost a bundle and will make buyers go “wow!”.
Paint Your Cabinets
This kitchen update probably has the most dramatic bang for the buck. Cabinet wood varieties and stain colors go out of style but a good coat of paint erases all that. Combined with new hardware, an entirely new look can be achieved but make sure your contractor uses paints specifically designed for cabinetry. One of clients went with lovely bright orange cabinets!
Put-in New Appliances
Let’s face it, appliances go through phases like everything else and they’re always getting more expensive. But you don’t have to buy top line appliances to get a good kitchen update. In fact, buying less expensive appliance may maximize value to your home. Many lower priced providers have great looking appliances and a full suite of stainless appliances can be purchased for as little sixteen-hundred dollars. If you have black appliances, it might be time to replace them.
Choose Off brand countertops
Countertop design also goes through cycles.Quartz is in now, and it’s a kitchen update that will add value. Off brands can start at as little as 80 dollars a square foot including sink cutouts. With a kitchen of 30 square feet (about 14 feet of counter length) this comes to 2400 installed plus plumbing costs for the sink and faucet. Often the sink and faucet are replaced at a cost including labor of about 1200 to 1500 dollars depending on your selections.
Install a New Backsplash
A new backsplash brings a kitchen update together with impact and you don’t have to spend much when you use white subway tile which is stylish and inexpensive as backsplash tiles go. A $800 to 1500 investment will get most backsplashes done. If white 3 x 6 inch tiles don’t work they come in a variety of colors and sizes for slightly more.
Create Ambience with Under cabinetry lighting
If you’re changing your backsplash, now is the time to update your kitchen with undercabinetry lighting. LED strips have made them so much nicer than in the past. They bring out the beauty of the backsplash and the countertops and create a cozy ambience as well as providing task lighting.
Beautiful light fixtures
Whether you have pendants, track lighting or can lights, it might be time for an upgrade of kitchen lighting to maximize value. Good lighting just changes the look and feel of a kitchen. If the positions are not changing the cost can be anywhere from 500 to 2500 dollars but if you pick right it will be worth every penny.
Overall, the key to maximizing a kitchen upgrade and achieving the best value is to get a great look at the lowest cost. These six kitchen upgrades will do it. Forget about the brands and focus on the quality and the coordination of these particular upgrades. If you add a cabinet or two, that might really add to the value.
